How can I make money on my property?

Where2Wheel Off-Road Parks (W2WParks) offers a unique way to generate income on your land by hosting small off-road gatherings (aka Bookings).  W2WParks hosts typically earn $300-$600 per booking (single day, 1-3 hrs.) and more than $10,000 annually with regular bookings only once every two weeks. There is potential for even greater earnings depending on the off-road amenities offered on your land as well as frequency of bookings.  W2WParks works with your existing landscape and trail systems.  We are happy to make recommendations for low-to-no cost, easy additions to increase your off-road offerings.

What protections are available to hosts?

Protections for landowner partners include:

  1. All drivers sign an offroading contract before coming on to a property. This contract covers: Assumption of risk, release of liability, indemnification, and contributory negligence. You can view the contract here.
  2. W2W requires patrons to have 4WD, front & rear recovery points, seatbelts, and a roof or roll-cage. Also, all drivers are required to have a radio for in-vehicle communication with other drivers and supervising personnel. 
  3. At each booking, W2WParks provides experienced off-road safety personnel, called W2W Ambassadors, that attend & supervise each gathering to ensure the activity is conducted safely.
  4. If your land is a farm or has farming activities on the property, then you likely qualify for the Liability Immunity protections under your State’s Agritourism Statues. Please review your state’s Agritourism Statute to learn about legal protections available to you. Typically, as long as you adhere to reasonable safety guidelines AND display required signage, then you are protected from liability arising from agritourism activities.
  5. To date (Fall 2024) W2W has run over 200 events with more than 2,000 vehicles served with no incidents or claims.

Will the offroading activity harm my property?

W2W prioritizes sustainable land use. Bookings are usually limited to a maximum of 15 vehicles for only a few (1-3) hours of offroading, so impact is minimized by the small scope of the operation. Additionally, landowners have to optionality for weather cancellations, so if wet weather occurs in the days before a booking, the landowner can cancel the planned booking in order to avoid the additional wear & tear caused by offroading in super saturated ground conditions. W2W can provide trail management guidance and land maintenance tips as well.

What if offroading interferes with my farming or forestry activities?

The primary operations of the land always come first. W2WParks collaborates with you to designate off-roading areas that avoid sensitive zones like livestock enclosures, crop fields, or valuable timber stands. Participants are briefed on these boundaries before events begin. As the host, you control your calendar, availability, and booking dates. 

How much time will hosting require?

W2WParks handles all event logistics, from marketing and ticketing, to participant management. Your involvement can be as minimal or as hands-on as you desire.  We supply safety personnel that can run any bookings in your absence once we have completed your initial onboarding.

How often can I host bookings?

You have complete control over the frequency of bookings. Whether you prefer a few weekends a year or regular weekly gatherings, W2WParks offers flexible hosting options to accommodate your needs.

Can offroading benefit my local community?

W2WParks and our gatherings contribute to the agritourism sector, attracting visitors who often spend at local businesses such as gas stations, restaurants, lodging, and more. This new traffic to the area boosts local economic activity and tourism in your area, while preserving rural landscapes and agricultural properties.
